Updated September 2026 by Chris Penny, Sales Representative, Coldwell Banker Charles Marsh Real Estate. 700+ Greater Sudbury homes sold since 2008.

Garson is a residential community on the east side of Greater Sudbury, in the former town of Nickel Centre. It grew up around Vale's Garson Mine, and mining remains a major local employer, with Glencore's Sudbury operations at neighbouring Falconbridge. Housing runs from mature bungalows on treed lots to newer subdivisions and rural acreage properties. New Sudbury shopping and the Greater Sudbury Airport are both a short drive away.
What kinds of homes are for sale in Garson?
Garson listings fall into three groups, and each carries a different set of things to check.
| Property type | What to expect | What to check |
|---|---|---|
| Mature homes | Bungalows and single-family homes on established, treed streets | Age of roof, windows, furnace and electrical panel |
| Newer subdivisions | Larger single-family homes, attached garages, modern layouts | Tarion warranty status, lot grading, builder reputation |
| Rural and acreage | Custom homes on large parcels, plus some to-be-built lots | Well and septic, zoning for shops or animals, winter road maintenance |
Where is Garson and what is nearby?
Garson sits east of the city core, between Sudbury and Falconbridge. New Sudbury, with the New Sudbury Centre and the LaSalle and Barrydowne shopping strips, is roughly a 10-minute drive. The Greater Sudbury Airport is also close by, which matters for buyers who fly for work.
Nearby communities include Coniston and Wahnapitae to the east and southeast, and Hanmer and the Valley East communities to the north.
What is there to do in Garson?
The George Armstrong Community Centre and Arena at 100 Church Street is the community's hub. It was renamed in October 2024 in honour of the Hockey Hall of Famer and four-time Stanley Cup champion, who grew up in nearby Skead and Falconbridge. The hall seats up to 582 people on park-like grounds with mature trees and a gazebo, and it's a popular local wedding venue.
Golfers have two courses close at hand: Timberwolf Golf Club and Cedar Green Golf Club.
What schools serve Garson?
Garson is home to Northeastern Elementary School and St. John Catholic School. Secondary students travel to schools elsewhere in Greater Sudbury.
What do most Garson buyers miss?
- Servicing varies by street. Homes in the subdivisions are usually on municipal services, while rural properties rely on a well and septic. Confirm this before comparing prices.
- Garson has limited retail of its own. Plan on driving to New Sudbury for most shopping. Buyers who want everything walkable should look elsewhere.
- Shift work drives the market here. Homes close to the mine gates tend to move quickly. Be ready to act when the right one comes up.
- Older homes need updated systems. Ask for the age of the roof, windows, furnace and electrical before you firm up.
