Who is moving to Sudbury, and why?

Sudbury's housing demand is anchored by three large employment sectors.

  • Mining: Vale and Glencore operate in the Sudbury Basin, alongside a large mining supply and services industry.
  • Health care: Health Sciences North is the regional hospital for Northeastern Ontario.
  • Education: Laurentian University, Cambrian College, Collège Boréal and NOSM University are all in the city.

Sudbury is also one of Ontario's largest bilingual cities, with French-language schools and services available across the city. Toronto is about a four-hour drive south via Highway 69 and Highway 400.

Sudbury has 330 lakes within city limits, so waterfront living is possible without leaving town. Ramsey Lake sits beside the city core, with Bell Park and the Grace Hartman Amphitheatre on its shore.

Science North and Dynamic Earth, home of the Big Nickel, are the city's best-known attractions. Kivi Park, Lake Laurentian Conservation Area and the Rainbow Routes trail network offer hiking, biking and cross-country skiing close to home.

What do most Sudbury buyers miss?

  • Camps are not always year-round homes. Many lake properties are seasonal "camps." Before you make an offer, confirm road maintenance in winter, the water source, the septic system and insurability.
  • Older neighbourhoods need thorough inspections. In Downtown, Flour Mill, Donovan and older parts of New Sudbury, budget for inspections covering electrical, heating, oil-tank history and foundations.
  • Heating costs vary widely. Ask for 12 months of utility bills. The difference between an updated home and an original one is significant in a Northern Ontario winter.
  • Outlying properties may use a well and septic. Confirm servicing before you compare prices with in-city homes.
