Where is Chelmsford and what is its history?

Chelmsford sits northwest of the city along Highway 144, in the former town of Rayside-Balfour, which also takes in Azilda. Rayside-Balfour was formed in 1973 and joined Greater Sudbury in the 2001 amalgamation.

The community began as a railway settlement in the late 1800s and later saw mining booms, but agriculture became the economic mainstay when mining waned. Farms in the area still produce potatoes, corn and small fruits. Today Chelmsford is primarily residential, with many residents commuting into Sudbury.

What amenities does Chelmsford have?

Chelmsford has more local retail than most outlying communities. Place Bonaventure is the main shopping mall, with a department store, grocery, fashion and specialty retailers, beauty services and health professionals. The south end of the community has a Canadian Tire, Shoppers Drug Mart and Mark's, along with locally owned restaurants and chains along Highway 144.

The Rayside-Balfour Youth Centre runs after-school supervision and programs for local youth. Golfers have the 18-hole Chelmsford Golf Course at the north end of the community, and Whitewater Lake Park in nearby Azilda has a supervised beach in the summer.

What schools serve Chelmsford?

Chelmsford has both English and French-language schools at the elementary and secondary levels, reflecting the community's strong francophone population.

What do most Chelmsford buyers miss?

  • Pre-construction is a different transaction. Deposit structure, closing date changes, HST rebate assignment and warranty coverage all work differently than a resale purchase. Get the terms reviewed before you sign.
  • Servicing varies. Homes in town are typically on municipal services, while rural and waterfront properties rely on a well and septic.
  • Waterfront needs year-round diligence. Some lake properties are seasonal. Confirm winter road maintenance and insurability before you make an offer.
  • Highway 144 is the commute. Drive your route in winter conditions before you commit.
