Single-family home for sale in Lively, Walden, Greater Sudbury

Lively is the commercial centre of the Walden district, southwest of Sudbury's core. It was built in the 1950s as a company townsite for Inco's Creighton Mine, and mining remains the main local employer. Homes range from well-kept 1950s and 1960s houses to newer executive builds and lakefront properties just outside town. Lively has its own grocery store, high school, library branch and medical centre.

What kinds of homes are for sale in Lively?

Lively's housing splits into three groups, and each comes with a different checklist.

Property typeWhat to expectWhat to check
Original townsite homes Cottage-style bungalows and Cape Cod homes from the company-town era Age of roof, windows, furnace, wiring and insulation
Newer subdivisions Executive and custom homes with brick or stone exteriors and open layouts Tarion warranty status, lot grading, builder reputation
Rural and waterfront Lakefront and treed properties minutes outside town Well and septic, year-round road access, shoreline rights, insurability

Where is Lively and who lives there?

Lively is west of Sudbury along the Highway 17 corridor, and it serves as the administrative and commercial centre for Walden, which also takes in Waters, Naughton, Whitefish and Little Creighton. The community was established in the 1950s for Inco workers and named after early settler Charles Lively.

Vale's Creighton Mine and Copper Cliff operations are both close by, which makes Lively popular with mining families who want a short commute to the gates.

What is there to do in Lively?

The T.M. Davies Community Centre and Arena at 325 Anderson Drive is the main recreation facility, with an ice surface and the Michael Vagnini Community Hall.

The Anderson Farm Museum on Regional Road 24 preserves a historic Finnish-Canadian dairy farm and hosts the Rock the Farm concert series and farmers' market. In May 2026, City Council approved a four-season plan for the site that includes walking trails, skating and a community sauna.

Fielding Park and the bird sanctuary near Kelly Lake offer trails and lake views, and the Lively ski hill and two local golf courses round out the recreation options. Lively also has a Greater Sudbury Public Library branch.

What is happening with Meatbird Lake Park?

Meatbird Lake Park is closed. The City sold it to Vale Canada in 2021 for $4 million, and the company took it on to address environmental remediation and public safety near its tailings area.

The $4 million is being reinvested into recreation in Lively and Walden. A Lively Recreation Advisory Panel reviewed potential sites, and the City held a public open house on conceptual designs for a new Lively recreation facility in late 2025. In the meantime, the closest supervised public beach is at Centennial Park, 400 Graham Road in Whitefish.

What schools and services are in Lively?

Lively District Secondary School is the area's public high school, and the Lively Medical Centre provides local health services. Everyday shopping includes a grocery store, a home hardware store, a liquor store and banking services.

What do most Lively buyers miss?

  • Recreation in Walden is in transition. Meatbird Lake is gone and its replacement is still being planned. If a nearby beach matters to your family, ask what exists today rather than relying on older listings or web pages.
  • Townsite homes are 60 to 70 years old. Budget for inspection of wiring, insulation, windows and heating systems.
  • Waterfront needs extra diligence. Confirm year-round road maintenance, water source, septic and insurability before you firm up.
  • Commutes are highway-based. Drive your route during a weekday rush and in winter conditions before you commit.
