Where is Azilda and how is the commute?

Azilda sits northwest of Sudbury on Municipal Road 35, the former alignment of Highway 144, with Chelmsford just beyond it. The City widened MR 35 to four lanes between Azilda and Chelmsford, with the project fully completed in 2022. Transit service also connects Azilda to the city.

The community traces its name to Azilda Brisebois, an early resident. The local post office opened in 1891 as St. Azilda. Azilda was part of the town of Rayside-Balfour until it joined Greater Sudbury in 2001.

What is there to do in Azilda?

Whitewater Lake Park, off Laurier Street West, is Azilda's standout amenity. It has a public beach, canteen, playground and splash pad, a pavilion and a boat launch. The City also operates a trailer park and campground on site.

The community has several neighbourhood playgrounds, and it's a short drive to the shopping and services in Chelmsford and New Sudbury.

What schools serve Azilda?

Azilda is served by French-language elementary schools including École Sainte-Marie and École publique Franco-Nord. English-language and secondary students attend schools in nearby communities.

What do most Azilda buyers miss?

  • Waterfront varies a lot. Some Whitewater Lake properties are seasonal, with boat-only or limited winter access. Confirm road maintenance before you make an offer.
  • Pre-construction is a different transaction. Deposits, closing date changes and HST rebate assignment all work differently than a resale. Get the terms reviewed before you sign.
  • Servicing varies. In-town homes are usually on municipal services, while rural and waterfront properties may rely on a well and septic.
  • Proximity to the park cuts both ways. Homes near Whitewater Lake Park get summer traffic and activity. Visit on a hot weekend before you buy.
