More Choice for Buyers as Sudbury Home Sales Ease

August brought more listings and fewer sales than a year ago. Here’s what the changing balance means for your next move.

I reviewed the latest Sudbury Real Estate Board numbers. The clearest change in August: buyers had more homes to choose from while sales eased compared with last August. Here’s how I read it for sellers and buyers.

Market Competitiveness

More Inventory Changes the Conversation

Sudbury ended August with 3.4 months of inventory, compared with 2.8 months a year earlier. It was also slightly above the long-run August average of 3.3 months.

Months of inventory estimates how long the homes available at month-end would take to sell at that month’s pace if no new homes were listed. More supply alongside fewer sales suggests conditions have become less tight.

That is a market-wide reading, not a prediction for any individual property. The balance can be different by neighbourhood, price range and condition.

Buyer Activity

Sales Eased Compared With Last August

There were 238 residential sales in August, down 8.1% from August 2025. Sales were 2.5% below the five-year August average and 11.3% below the 10-year average.

One slower month does not mean buyers have disappeared. It does mean sellers should be careful about assuming that last year’s level of demand will carry a listing on its own.

A plan that makes the home easy to discover, easy to understand and compelling from day one matters when buyers have more alternatives.

Seller Competition

More Listings Are Competing for Attention

New residential listings reached 390 in August, up 16.4% from August 2025. That was the highest August new-listing count in more than five years.

There were 817 active listings at month-end, up 12.2% from a year earlier. The number of available homes was also the highest for an August in more than five years.

For sellers, this raises the importance of comparing your home with what buyers can choose today—not only with what sold earlier in the year.

Pricing

Prices Rose Year Over Year, but Use the Right Measure

The average price of a home sold in August was $496,588, up 3.6% from August 2025. The MLS® composite/single-family benchmark was $499,500, up 1.0% year over year.

The average reflects the particular mix of homes sold in one month. The benchmark is designed to track the price of a typical property more consistently. Neither number tells you what a specific home will sell for.

An accurate asking strategy should account for recent comparable sales, current competing listings, condition and the response to the home once it is launched.

Buyer Perspective

Buyers Have More Choice and More Room to Compare

With 817 active listings and 390 new listings in August, buyers had more options than they did a year earlier. Sales were lower year over year, and months of inventory rose from 2.8 to 3.4.

Those numbers suggest buyers may have more time and potential negotiating room in some situations. They do not establish what a seller of a particular home will accept, or whether that home will attract competing offers.

If you are buying, line up financing and study comparable sales. Compare each home’s price, condition and competing options before deciding what to offer.

The right offer depends on the individual home.

What This Means for Your Home

Your Launch Matters More When Buyers Have Choices

August’s pattern is clear: more listings, fewer sales and a longer supply of homes than a year ago. Prices still rose year over year, but buyers could compare more options.

The next step is to price against today’s competition, prepare the home carefully and make the first days of marketing count.

Sudbury is not one uniform market. New Sudbury, the South End, Minnow Lake, Garson, Hanmer, Lively and the Valley can behave differently, as can homes at different price points.
