Where are Hanmer, Val Caron and Val Thérèse?

All three are in Valley East, north of Sudbury's city core. The district takes its name from its position in the eastern half of the Sudbury Basin. Valley East became a town in 1973 and a city in 1997, then joined the City of Greater Sudbury in the 2001 amalgamation. The district had 17,251 residents in the 2021 census.

Val Thérèse sits between Hanmer and Val Caron. Municipal Road 80 is the main route south into Sudbury, and Capreol lies further north.

Hanmer is also the only one of the three with schools in all four Ontario systems: English public, English Catholic, French public and French Catholic. Who is Val Caron best for?

Val Caron suits families who want Valley East's community facilities within a short drive or walk. Confederation Secondary School, the district's English public high school, is here, along with the Raymond Plourde Arena and Val Est Mall.

Val Caron is also home to Kalmo Beach on Whitson Lake, the district's supervised public beach. Lifeguards are on duty daily in peak summer, there is a boat ramp nearby, and the City approved $463,000 in its 2026 budget for accessibility, circulation and lighting improvements at the site.

Who is Val Thérèse best for?

Val Thérèse suits buyers who want a newer home on a quiet street and don't mind a short drive for errands. It is primarily residential, with active new-construction and pre-construction subdivisions alongside updated mature homes, some backing onto greenbelt or with in-ground pools.

The community's newest landmark is École catholique Notre-Place, a French Catholic elementary school for more than 400 students that opened in October 2025. It includes a STEAM lab and dedicated spaces for Indigenous culture and wellness.

• Servicing changes street by street. Subdivision homes are usually on municipal water and sewer, while acreage properties often rely on a well and septic. Confirm before you compare prices.
• Pre-construction is a different transaction. Deposits, closing date changes, HST rebate assignment and Tarion warranty coverage all work differently than a resale.
• Proximity to Kalmo Beach cuts both ways. Homes near the beach see summer traffic. Visit on a hot weekend.
• The commute is the same corridor for everyone. Drive MR 80 during a weekday rush in winter before you commit.
