In July 2026 the benchmark home price for the Sudbury area was $512,000, and well-priced homes were selling in about two weeks. Most newcomers move for work in mining, health care or post-secondary education, and they trade Southern Ontario prices for long winters, a car-dependent city and more than 300 lakes within city limits. Why do people move to Sudbury?

Most moves to Sudbury are tied to one of three employment anchors:

• Mining. Vale and Glencore operate in the Sudbury Basin, supported by a large mining supply and services sector. Inco, now Vale, employed more than a quarter of the city's population by the 1970s.
• Health care. Health Sciences North is the regional hospital for Northeastern Ontario.
• Education. Laurentian University, Cambrian College, Collège Boréal and NOSM University are all in the city.

Others come for the price of housing relative to Southern Ontario, or to be closer to lakes and the outdoors.

How much do homes cost in Sudbury?

Prices were stable to slightly rising through mid-2026, and inventory stayed below the long-run average, which means well-priced homes still sell quickly.

Which Sudbury neighbourhood should you choose?

Start by deciding between the city core and an outlying community. In-city neighbourhoods put you close to work, hospitals and shopping. Outlying communities offer bigger lots and newer subdivisions in exchange for a longer drive.

What are winters like in Sudbury?

Sudbury's inland location makes its climate strongly seasonal, with average January lows around −18 °C and average July highs around 25 °C. Winters are long and snowy, which shapes daily life and home buying:

• Heating costs vary widely between homes. Ask for 12 months of utility bills before you make an offer.
• Driveways, garages and road access matter more here. A long, steep or private driveway is a real cost in winter.
• Winter tires are standard. Ontario insurers are required to offer a discount if you use them.

The upside is a full winter season: cross-country skiing, snowmobile trails, skating and ice fishing are all close to home.

How do you get around Sudbury?

Most Sudbury households rely on a car. Greater Sudbury covers more than 3,100 square kilometres, and many communities are a 20- to 40-minute drive from the city core.

• Transit: the city's GOVA bus system carried 6.2 million passengers in 2024 and connects the core with many outlying communities.
• Air: Sudbury Airport is in Garson, on the city's east side.
• Driving to Toronto: the trip is roughly four hours via Highway 69 and Highway 400. The final 68 kilometres of Highway 69 between French River and Parry Sound are still two lanes. The province has said construction to four-lane that stretch is planned to begin in 2027.

Is Sudbury bilingual?

Yes. About 23% of Greater Sudbury residents reported French as their mother tongue in the 2021 census, and roughly 61,000 residents can hold a conversation in French. The city has French-language public and Catholic school boards, Collège Boréal, and French services across the city.

Francophone roots run especially deep in outlying communities such as Chelmsford, Azilda and the Valley East communities. You don't need to speak French to live anywhere in Sudbury, but bilingual families have more school options.

What is there to do in Sudbury?

Greater Sudbury has 330 lakes within city limits, so lake access is a normal part of life rather than a weekend trip. Ramsey Lake sits beside the city core, with Bell Park and the Grace Hartman Amphitheatre on its shore.

Science North and Dynamic Earth, home of the Big Nickel, are the city's signature attractions. What do most newcomers to Sudbury miss?

• "Sudbury" covers a huge area. An address can be 5 minutes or 40 minutes from your workplace. Map your commute before you shortlist homes.
• Servicing varies. Many outlying and waterfront homes rely on a well and septic rather than municipal services.
• Some mailing addresses aren't in Greater Sudbury. Certain Wahnapitae addresses are in the Municipality of Markstay-Warren, which affects taxes and services.
• School information online goes stale. Several schools have closed or consolidated in recent years. Confirm catchments with the board directly.
• Lake properties are often seasonal. A "camp" may not be legally or practically usable year-round.
• Getting a family doctor can take time. As in much of Ontario, join the provincial waitlist as soon as you have your health card.

How do you buy a home in Sudbury from out of town?

1. Get pre-approved so you know your budget before you start viewing homes.
2. Shortlist two or three areas based on your commute, schools and the type of home you want.
3. Tour virtually first, then plan one focused visit to see your top choices in person.
4. Book specialist inspections for older homes, wells, septic systems and waterfront.
